Colony Development Partners Celebrates the Grand Opening of Colony at Iredell -- Medical Office Building is Adjacent to Iredell Memorial Hospital
Colony Development Partners, LLC, will host a ribbon-cutting ceremony, in partnership with the Greater Statesville Chamber of Commerce, to debut the grand opening of their newly constructed medical office building in Statesville – Colony at Iredell. The building's dedication and reception festivities are scheduled for Thursday, April 23rd, from 4:30pm to 6:30pm, with the ribbon cutting at 4:45pm. Located at the entryway of Iredell Memorial Hospital's campus, Colony at Iredell is on the corner of Brookdale and Oakdale Drives.
According to Dennis Norvet, president of the healthcare division for Colony Development Partners, "This Class A office building is perfectly suited for healthcare professionals and their patients because it is connected to Iredell Memorial Hospital with a covered pedestrian walkway. From site planning through completion, the hospital has been a staunch supporter and cooperative team member due to the convenient proximity and reciprocal benefits enjoyed by the users of both facilities."
Colony at Iredell is a three-story building with approximately 45,000 square feet of medical office space. The minimum of leasable space for an office suite is 1,250 square feet with the current capability of leasing a total floor of 15,000 square feet. To date, two-thirds of the building is occupied by Piedmont Healthcare Orthopedics & Spine Center, a part of the Piedmont Healthcare physician group network. Available space is expected to lease quickly.
"This state-of-the-art medical office building is a welcoming and attractive entrance to our expanding hospital campus," said Ed Rush, the CEO of Iredell Memorial Hospital. "When Colony Development Partners presented their initial plans to us, we were enthusiastic, but we are more than thrilled to see the final product."
Heath Knott, director of leasing for the healthcare division of Colony Development Partners, points out that this new medical office building was architecturally designed and engineered by the Charlotte office of the nationally recognized firm of Hayes, Seay, Mattern & Mattern, Inc. (HSMM). The general contractor was Statesville-owned G. L. Wilson Building Company, a company that has been a part of the community since 1945.
The brick exterior of the medical office building complements the hospital's exterior design. With ample surface parking, the building also has attractive landscaping to enhance the hospital's campus and its relationship to the neighborhood. Physicians who have leased space within the building have been impressed with the flexibility of the interior space and upfitting to meet their customized needs for their specific practices. To add to their patient's comfort, there is a covered drop-off and pick-up entrance as well as the covered pedestrian connector to the hospital.
The healthcare division of Colony Development Partners is a full-service turnkey healthcare development company whose principals have experience in all types of medical facilities with an emphasis on specialty hospitals, speculative medical office buildings, hospital-sponsored medical office buildings, ambulatory surgery centers and care centers, and single-physician practice medical office buildings.
